We provide some of the following Property Preservation Services, and provide before-during-and after photos for all work completed:

Security/Initial Re-keys

When a property becomes vacant, we will secure the property within 24 hours.  We secure the property by changing the locks on exterior doors, and board up windows or doors as needed to prevent unauthorized entry. We will also secure entrance gates,  garage doors, and  install custom coded lock boxes (coded to what the client requests). Emergency contact information will be posted.

Debris/Trash Removal 

We’ll remove all debris from the interior and exterior of the property, including hazardous material. Any outside materials that can diminish curb appeal (gaudy lawn ornaments, dog houses, etc) will be removed, and when necessary vehicles will be towed.

Evictions / Personal Property Handling

Unfortunately, evictions may be necessary at some point. Let us step in and handle things for you. We first meet with local law enforcement to re-key the property, including garage doors as well as all exterior doors. We then proceed to take photo documentation of all personal items and remove them from the property. During this time, we strictly follow local and state regulations to ensure everything is done properly.

Board-Ups

We ensure that the property is safe and secure by boarding up all broken windows and removing any broken glass. Windows are boarded according to HUD specifications, and we will also secure and cover pools if applicable.

Vandalism Cleanup

Tampering of your property may hopefully be something you never have to worry about–but if it does, don’t fret. Use our expertise to restore your property to its original and pristine state!

Natural Disaster Cleanup

At times, Mother Nature is known not to be particularly kind. If your asset is struck by a natural disaster–don’t be overwhelmed with the cleanup afterwards. We can perform the job by cleaning up the property and restoring it back to its marketable state.

Winterization

Winterization services are scheduled according to cold weathered season. We drain the hot water tanks and flush out all water lines as well as performing pressure checks to ensure there are no leaks. Anti-freeze is then added to all sinks, traps, commodes, and the main water line will be closed. We’ll also post notices clearly stating when the winterization of the property took place, as well as post pertinent contact information in the event of an emergency.
